Do you recognise this?
One of these situations sound familiar?
If any of the below applies to you, leak detection is likely the right next step — before any repair work begins.
Water appears on your wall, floor or ceiling. There is no obvious explanation and no visible source.
You’ve repaired or painted over it before, but the problem returns. That means the source hasn’t been found yet.
Your water bill is unexpectedly higher, or your meter keeps running even when all taps are closed.
Opening up a floor or wall without knowing the exact leak location is expensive, disruptive and often pointless.
Dutch insurers require documented evidence of the leak source. Our certified report provides exactly that.
Visual inspection misses what specialist equipment finds. We locate what others couldn’t.
Call us — we advise you for free and plan a same-day inspection where possible.
Our services
Leak detection for every situation
We cover all types of leaks in homes, apartments, commercial buildings and swimming pools — for private owners, expats, VvE’s and property managers.
Water pipe leak
Leaking pipe under concrete floor, in a wall, crawl space or ceiling. Located without breaking anything open.
Roof & dormer leak
Flat or pitched roof, dormer, skylight or chimney flashing. Smoke test finds the exact entry point.
Underfloor heating
Loss of pressure in your vloerverwarming system. We locate the leaking pipe — no floor damage.
Central heating & pipes
Leaking CV system, radiator pipes or heat pump connections — located without dismantling your heating installation.
Wall & façade
Water entering through exterior walls, window frames or facade joints after rain.
Bathroom leak
Leaks through shower, bath, toilet or grout — often the cause of damage to the floor below.
Swimming pool
Liner, polyester or concrete pool. Dye test & electric field method — no draining needed.
Basement & cellar
Rising damp or groundwater penetration — source identified and documented for remediation.
Window & frame leak
Water entering around window frames, balcony doors or skylights — especially during wind-driven rain.
Drain & sewer leak
Leaking drain connections or sewer pipes under the floor — located with camera inspection and smoke test.
Detection methods
How we find leaks — our techniques
We always combine the right methods for your specific situation — all non-destructive. No breaking, no drilling, no guessing.
Smoke test
Harmless smoke is blown into the building structure. Where smoke exits — that’s the leak. Centimetre-accurate. Primary method for roofs, dormers and pipe connections.
Thermal imaging
Infrared camera detects temperature differences caused by moisture — invisible to the naked eye. Shows how far dampness has spread through walls, ceilings and floors.
Acoustic detection
Geophones detect the sound of escaping water in pressurised pipes — through concrete, soil and asphalt. No digging required.
Tracer gas
Harmless gas is injected into the pipe. A surface sensor detects exactly where gas — and therefore the leak — escapes. For small, deep leaks.
Pressure test
Each pipe circuit is pressurised individually. A pressure drop immediately identifies the leaking group — without opening the building.
Dye test
Eco-friendly dye is applied near suspected leak points. If the dye is drawn in, the exact location is found — used for pools, joints and connections.
Camera inspection
A small camera is fed through drain or pipe openings to visually inspect for cracks, root ingress or failed connections — without breaking anything open.
Moisture meter
Determines how deep moisture has penetrated into walls, floors and ceilings. Essential for damage assessment and insurance reporting.

Why choose us
The specialist — not the plumber who guesses
Plumbers and roofers inspect visually. We use equipment they don’t have. That’s the difference between repeated failed repairs and finding the source once, correctly.
Acoustic sensors, tracer gas, thermal cameras and smoke testing locate leaks through floors, tiles and walls. Your contractor only opens the exact spot. Zero guesswork.
Available across the entire Netherlands — often the same day you call. For urgent water damage we prioritise your appointment.
Leak detection is a schadebeperkende maatregel (damage-limiting measure) in the Netherlands. Your building insurance reimburses our costs in almost all cases.
After every inspection: full report with exact location, photos, cause and repair advice. Ready for your insurer, plumber, contractor or VvE.
- Plumber inspects visually — misses the source

- Unnecessary demolition and reconstruction
- Exact location found with specialist equipment

Insurance & costs
Will my Dutch insurance cover this?
Yes — in almost all cases. Leak detection is a damage-limiting measure (schadebeperkende maatregel) under Dutch insurance law. Your building insurance (opstalverzekering) reimburses our inspection costs because finding the leak prevents further damage.
💡 Important: Always get a leak detection report before any repair work. Insurers require documented evidence of the damage source — and that is exactly what we provide.
